Architectural Control Committee
These are a few examples of property changes that require the approval of the architectural control committee.
painting your house - widen or paint your driveway - major changes in your landscaping - installing a fence, etc...

The necessary application may be obtained from the IPHOA. You will soon be able to download an Architectural Control Committee Application - for now please Email your request for an application to . Owners must complete the form and return it to the IPHOA Architectural Control Committee for review. If you are painting your application MUST include actual color samples to be used. Any exterior change to landscaping, pool additions, fences, storage rooms, etc must include a clear diagram of where the addition will be placed as well as a complete listing of construction materials and copies of applicable permits. Incomplete or unclear information will delay processing until all necessary information is provided. The Architectural Control Committee requires 30 days to review and reply to any applications. PLEASE don't wait until the last moment to apply. Any work done prior to being given written authorization may require removal or change for approval, all costs would be incurred by the owner.

Dues
IPHOA Membership dues are due January 1st. Please take a moment to write out a check and send it out. Dues for 2008 were $20.00 per lot per year.

Please Help us to accurately document each membership. On your check please write in the complete street address if it is not the same as what is preprinted on your check.

Garage/Yard Sales
Garage sales are permitted, however it may last no more than 3 days total. Repetitive sales are not permitted. Any signs must be free standing and not attached to any street signs, or placed on private property. Signs must be removed immediately upon conclusion of the sale.

Garbage/Yard Debris Collection
Household garbage collection is on Tuesday and Friday mornings, typically before 6:00 AM. Do not place household garbage curbside more than 24 Hours prior to collection.

Grass clippings and other yard waste is picked up on Wednesdays Only. No Household Garbage is picked up on Wednesdays. Yard waste must be contained in plastic bags or bundled accordingly for collection. Tree branches may not be more than 3 feet long. Excessively heavy bags or trash cans will not be collected - do not exceed 50 pounds per bag or bundle.

It is required that each home have sufficient garbage cans with fitted lids to contain ALL household waste until collection. The Association will issue violation notices for the following.
Garbage placed out for pick up more than 24 hours before a scheduled pick up day.
Garbage not properly stored in Garbage Cans
Garbage Cans remaining out more than 24 hours after pick up.
Garbage kept in an unsanitary condition.
All Homeowners are responsible for the continued sanitary storage of all household waste.

Neighborhood Watch/Reporting Trespassers
Report trespassers - the Recreation area is closed after 10:00 PM and the Pool and Cabana area is closed at sunset, any person (s) in the Recreation Areas beyond operating hours can and may be served with trespass. Between the hours of 10:00 PM and midnight notify Ocean State Security 407-873-1311 or 407.891.0411. After midnight report suspicious activity to the Osceola County Sheriff's Department at 407.348.2222 or 911 if it is an emergency.

Report vandalism - if you witness a person vandalizing our Community Property contact the Osceola County Sheriff's Department at 407.348.2222 or 911 if it is an emergency immediately and report it! If you find evidence of vandalism let us know so that we can effect repairs.

Reclaimed Water and Irrigation Restrictions
Authorized days for lawn irrigation are Tuesdays, Thursdays and Saturdays. The Reclaimed Water is turned off with the exception of those days we are authorized to have it supplied to our community. TOHO enables the water for 24 hour cycles on each of those days, beginning at 9:00 AM. Be aware that landscape irrigation systems shall not be run between 10:00 AM and 4:00 PM. For more details go to www.tohowater.com and click on the 'restrictions' link. This will give more details and explain the possible fines.

Vehicle Parking
Vehicles may only be parked on the driveway or in the garage. Vehicles must not block the sidewalk. Parking vehicles on common grass or in your yard is prohibited.
Parking in the street is strongly encouraged. Parking in the street in such a manner as to block or impede traffic or the safe passage of buses is a violation subject to a ticket.  Always park vehicles facing proper direction, tickets will be issues for violations.
